The barn measures 42’ x 62’, the hay loft is large with a holding capacity of 750 bales of local hay or 650 bales of timothy. There are hay slots from the hayloft over each horse crib for ease of feeding.

Three of the stalls on the West side of the barn have connected stallion turnouts. There is a shavings storage shed at the barns north end holding 4 units with a winch-elevating roof for ease of delivery by truck. There is a manure dumping bay with a cement dock for wheelbarrow tipping at the South end of the barn.

The covered Loafing shed :

This steel structure is open sided with 4 floodlights mounted in the roof for night use. The footing is sand/wood shavings and the arena is cross fenced measuring 77’x53’ with 3 steel access gates.

The roof comprises heavy duty steel sheets with a full length plastic central skylight and aluminium eaves troughs/gutters and downspouts to underground pvc drainpipes.

The arena is 100% observable from the main residence kitchen and is bordered by a wood beam enclosed flowerbed and the driveway on its South and East sides. Truck access to the shaving shed is through this arena.

The outdoor main riding arena :

This riding arena measures 200’x100’ is drained and has been built on a foundation of up to 4’ in depth of 3‿ pit run rock with underground drainage pipe running down both sides.

There is a 2 degree pitch on the arena for run off. The surface packing over the pit run is a mix of driveway mulch (Packing gravel/sand) and hog fuel. This arena can be chain harrowed or floated with an ATV & some logging chains.

The arena is cross fenced with 5‿-6‿ diameter treated posts & 2‿-6‿ treated wood planks. There is a single wide entry steel gate access to the arena.

The Round Pen :

The round pen measures 60’ in diameter and is also built over pit run foundations with a hog fuel sand surface mix. The walls are ¾‿ treated plywood sheets screwed onto 2‿x6‿ treated planks with 2‿ gaps between up to a height of 5 and a half feet. The posts are again 5‿-6‿ diameter treated hemlock with 4’ centers making this a solid and durable training pen.



The mini barn :

This new wood structure is 20’x30’ and is divided internally to enable one side to act as a horse shelter for 2 to 3 horses and the other side to act as a large bale hay storage area for ease of paddock horse feeding and one ton bale storage.

There is a steel gate access through the paddock to the hay storage area to allow truck or tractor delivery and offloading of 1 ton square bales, round bales or standard hay bales.

The horse paddocks :

The horse paddocks are large by Vancouver Island standards, on average they measure 120’x80’. There are 12 paddocks with shelters and underground piped water to hose points accessing all paddocks. The horse shelters measure 10’x12’. There is an additional paddock at the front of the property with water supply but without a shelter although there are several trees in this paddock.

Miscellaneous :

Other buildings not mentioned include a well made 9’x20’ firewood storage shed divided into 2 rooms with steel door access & lighting. There is a 10’x7’ chicken house/paint/tool storage shed behind the wood shavings shed. There is an 11’ diameter white painted cedar wood gazebo on the lawn overlooking the mountain.
